39.7% indoor water-use reduction

Enhanced indoor air quality via CO2 monitoring and advanced energy metering

Background

Google Tel Aviv occupies floors 27–33 of Electra Tower, designed for an excellent, comfortable work environment and to support worker health through careful material and system choices. Advanced sensor/control systems reduce lighting and cooling loads; automated blinds control glare; lighting and HVAC respond to occupancy and daylight sensors.

Approach

A central HVAC greywater system collects, stores and pumps greywater for flushing on the first 10 floors. High-efficiency Variable Refrigerant Flow systems (COP 4+) serve the large kitchen and dining areas. Excellent bus/rail access, bicycle storage and showers connect to the city bike network. The building is part of a municipal pedestrian "green axis" with ecological water pools, plants and small waterfalls connecting the neighborhood toward the seashore.
